Project Update: Strand Theater Redevelopment

In January 2018, we shared news of our involvement with the Strand Residences, an affordable housing development taking shape in D.C.’s Deanwood neighborhood. Back then, our Permitting Services team worked on behalf of the developers, the NHP Foundation, the Warrenton Group, and the Washington Metropolitan CDC to facilitate permit expediting as part of the project.

Nearly three years on, we are once again excited to be working on the Strand Residences project, this time in connection to traffic control. Our team will develop maintenance of traffic plans as part of the development project.

What is a Maintenance of Traffic plan?

A Maintenance of Traffic plan, or MOT, details the safe and efficient movement of motorists, pedestrians, bicyclists, and other vehicles through a construction work zone. MOT plans aim to limit disruption experienced by the traveling public while simultaneously protecting workers, properties, and equipment.

In the case of the Strand Residences, the MOT plan developed by our team of in-house traffic control experts will allow the traveling public to pass safely and efficiently through the work zone at Nannie Helen Burroughs Avenue and Division Avenue NE, in a manner comparable to typical commuting conditions.

The Strand Residences Revisited

As our long-time readers recall, the Strand Residences is an 86-unit mixed-use affordable housing complex under construction in Northeast Washington. The one-and two-bedroom affordable apartments are destined for low-income residents of D.C.’s Deanwood area. Residents cannot earn more than 60 percent of the area median income. Furthermore, several of the units have been prioritized for residents of the nearby Lincoln Heights and Richardson Dwellings.The project also has a close connection with the historic Strand Theater. Situated adjacent to the development, the Strand Theater also transformed part of the project. The former dance hall, pool room, and 600-seat movie theater is now the Deanwood Smokehouse. This new venture operated by the owners of the Ivy City Smokehouse will function as a community gathering space in addition to a sit-down restaurant. The renovated space allows for theatrical performances, dance parties, and sports viewing.

The Strand has been a source of pride for Deanwood residents since it first opened in 1928. The entire team here at DFM Development Services, LLC is proud to have played a role in redeveloping this historic landmark.
