DFM Designs New Dry Utilities for Lidl

We’re excited to announce our team of dry utility consultants is performing Dry Utility Coordination for a mixed-use development in Rockville, Maryland. Dry utility coordination is underway for a mixed-use development in Rockville, Maryland. The mixed-use project will be home to Lidl, a German international discount supermarket chain. The 30,000-square-foot grocery store will take shape at 15931 Frederick Road, just steps from the Shady Grove Metro Station.

Dry Utility Disconnects

The project will begin with the complete demolition of the existing buildings located on-site. For our team of dry utility consultants, this means dry utility disconnects. They’ll work with PEPCO, Verizon, Comcast, Washington Gas, and any other applicable dry utility providers to coordinate the removal of existing services. To proceed with demolition, all dry utility providers on-site must provide clearance letters.

Temporary Dry Utility Services

Next, our dry utility team will focus on temporary dry utility services to aid in construction. Once again, we’ll coordinate with electric provider PEPCO to provide temporary services throughout the construction process. Our team will develop a site utility plan indicating the preferred location for the temporary service, along with the service size and voltage needed.

New Dry Utility Services

As part of this project, our team will also help facilitate new utility services for the development. Our team will design, engineer, coordinate, and manage the entire process with electric, gas, cable, telecom, internet service providers, and all other dry utilities planned for the project.

In the case of PEPCO, our team will prepare PEPCO Structural Facility Drawings. The general contractor will complete the construction of the on-site structural facilities. Following construction, our team will work with PEPCO to obtain inspection/certification of the facilities before encasement and the subsequent cut-in of service. Finally, installation of the new service connection with be scheduled.

Affordable Housing In addition to the 30,000 square foot grocery store, the mixed-use project will include an eight-story multi-family affordable housing building. For this part of the project, Lidl has partnered with Foundation Housing, an affordable housing developer based in Rockville, Maryland.

The Henson, named in homage to Josiah Henson, the abolitionist, and inspiration for the novel Uncle Tom’s Cabin, will feature 200 residences. All units will be affordable, with approximately 20 units affordable to households with incomes at 30 percent of the area median income (AMI), 20 units affordable at 50 percent of AMI, and 160 units affordable at 60 percent of AMI.
