After months and months of anxiously waiting, Amazon has finally announced two locations for their HQ2, and one of them happens to be in the DC Metro Area! Let’s take a look at why Amazon chose Arlington, Virginia, and what changes we can expect.
National Landing
Developer and DFM Development Services client, JBG Smith, has been chosen to partner with Amazon for its new Arlington headquarters. JBG Smith is the area’s largest landowner and is already actively redeveloping parts of Crystal City, Pentagon City, and Potomac Yard. This redevelopment, coined National Landing, will house one of Amazon’s new headquarters.
Location and Infrastructure
National Landing is just across the Potomac River from the nation’s capital. The location will be highly accessible thanks to infrastructure improvements including new Metro entrances and a pedestrian bridge to Reagan National Airport.
Workforce
The available local talent pool made the DC area extremely attractive to Amazon. The area is home to a highly educated and tech-savvy workforce. In fact, Virginia Tech is building an Innovation Campus in Potomac Yard, offering STEM-related graduate degrees and allowing Amazon access to more budding local talent.
Outlook
Amazon is expected to invest about $2.5 billion in National Landing over the next 12 years, creating 25,000 new well-paying jobs. They will be occupying 4 million square feet of office space with the potential to expand to up to 8 million square feet. This office space will be energy efficient as well. Other exciting additions to the neighborhood include a 130,000 square foot retail and entertainment center featuring an Alamo Drafthouse Cinema.
